NLS Contractors delivers warehouse, logistics hub and industrial site packages in Saudi Arabia: pre-engineered steel buildings, floor slabs, yard paving, sprinklers, emergency lighting, mezzanines and prefab site facilities. Packages are priced from the BOQ by trade, with slab flatness, fire protection and loading assumptions stated.
A warehouse looks simple and is not. The structure is a pre-engineered steel frame, but the performance comes from the floor, the fire protection and the yard. A racking floor has to be flat to a measured tolerance, a sprinkler system has to match the stored commodity, and a truck yard has to carry loaded trailers every day without rutting.
The shell is usually a PEB with tapered frames, Z purlins and insulated sandwich panel roof and walls. Clear span, eave height, crane beams, mezzanines and skylights are set by the operator. Loads follow SBC 301 and the design follows AISC 360 and AISI S100. Cold stores add insulated panels, vapour barriers and refrigeration-ready services.
The slab is the part most often under-specified. Flatness for racking and narrow-aisle trucks is measured as FF and FL numbers to ASTM E1155, joints are set out to limit curling, and reinforcement follows the slab design to ACI 318. Yard and apron paving follows the road package: compacted base, asphalt or interlocking pavers, falls to gullies, and markings for traffic flow.
Services follow the use. Sprinklers to NFPA 13 are designed for the storage hazard, fire pumps to NFPA 20 serve the system, and Civil Defense accepts it under SBC 801. Lighting is high bay with emergency and central battery provision, and central battery systems follow EN 50171. Site offices, guard houses and generator rooms are prefab units that arrive before the main works.
