Site facilities are the first thing a project needs and the last thing its programme plans for. Offices, welfare units, a generator room and a guard house all have to be on site before the main works start, so the lead time of the cabin factory sits on the critical path.
Most units are built on a steel base frame with insulated sandwich panel walls and roof, with PU, PIR or rockwool cores. Rockwool is the choice where a fire rating is specified, such as around a generator. Container-based units follow ISO 668 dimensions and ISO 1496-1 construction, which matters for lifting and stacking. Saudi summer heat decides the air conditioning load, so cooling is sized with the unit instead of added later.
Generator rooms and electrical rooms carry more engineering. The generator maker sets the airflow, and for emergency and standby sets NFPA 110 with the project specification covers the installation, so louvres, acoustic attenuation, fuel provisions and cable entries are designed together. Delivery is by trailer, lifting is by crane, and the base is a plinth or strip footing levelled before the unit arrives.
Where a facility stays longer than a project, as with a clinic, a classroom or a retail unit, modular buildings are joined from factory-built modules. SBC 201 (architectural), SBC 801 (fire protection) and SBC 301 loads apply once the use is permanent, so the design is checked against them and not against a site cabin catalogue. Accommodation blocks add their own services load: power, water, sewage storage or connection, fire detection and escape routes.
