Modular buildings are built in sections in a factory, trucked to site and joined there. The programme gain is real, because foundations can be prepared while the modules are being built. Typical uses are clinics, classrooms, retail units and project headquarters where a conventional build would take too long.

Each module is a steel frame with insulated panel walls, roof and floor, fitted out before it leaves the factory. Electrical, plumbing and air conditioning are installed in the module and connected across the joints on site. The joints are where the work is: structural connection, weather seal, and continuity of services from one module to the next.

A cabin on a construction site is judged as a temporary structure. A clinic or a school is not. When use is long term, the design is checked against SBC 201 (architectural) for layout and egress, SBC 801 (fire protection) for ratings and escape, and SBC 301 for loads. That check comes first, because it decides the panel specification, the number of exits and the fire detection.

Relocatable buildings stand on plinths or strip footings and can be lifted and moved. Permanent installations need proper foundations, anchoring and finished connections to utilities, and they take longer on site. The offer states which one it prices and what changes in the foundations between the two.

Some interfaces are better settled before the order: the floor level against the approach, with ramps where accessible entry is required under SBC 201, the roof drainage, the position of outdoor air conditioning units, and the route for utilities. Settling these on the drawings costs less than moving a module on site.

Module size is limited by road transport and by crane reach on site, which sets how many modules a building needs. Price depends on floor area, module count, the fit-out and the services. Lead time depends on scope and the factory slot, and the offer states it. Send the floor plan, the use, the services list, the city and the date the building must open.

Can a modular building be used as a clinic or a school?+

Yes, when the design meets the codes for that use. SBC 201 and SBC 801 apply, and the approval route runs through the owner, the consultant and Civil Defense. Licensing of the facility itself stays with the owner.

Yes, if the first design planned for it: a free end wall, spare capacity in the foundations and services. State the expansion intent at enquiry so the layout allows it.
