Single skin sheeting is the lowest-cost option and suits stores and workshops where insulation is not needed. Insulated sandwich panels put two skins around a PU, PIR or rockwool core and suit cold rooms, offices and any building that must keep the heat out. Standing seam roofs use concealed fixings and long continuous sheets, which cuts penetrations and works on low-pitch roofs.
The core decides fire behaviour. Rockwool is non-combustible and is the choice where a fire rating is specified. PU and PIR give more insulation per millimetre of thickness, but the specification has to state what fire performance the panel needs, and Civil Defense requirements apply under SBC 801.
Wind uplift governs fixing spacing. Roof edges and corners see higher suction than the middle of the roof, so the fixing schedule changes by zone. Thermal values for the envelope are checked against the energy conservation requirements of SBC 601. Water tightness depends on laps, sealants, flashings at penetrations and the roof fall, and it is verified by a water test, not assumed.
Roof work needs edge protection, lifelines and safe walkways, and the offer states the access system it uses. The frame survey is requested before panels are ordered, because a frame out of line shows up in the panel joints.
