MEP Packages
An MEP package covers mechanical, electrical and plumbing works, usually with fire protection and controls. NLS Contractors installs MEP packages for Saudi buildings as one coordinated scope: shop drawing coordination, first and second fix, testing, commissioning and handover, priced from the BOQ by trade.
MEP stands for mechanical, electrical and plumbing, and on most Saudi buildings it also carries fire protection and controls. These trades share the same ceiling voids, risers and plant rooms, so their drawings have to be coordinated before any pipe, duct or tray is fixed. The coordinated shop drawing is the real deliverable of the first month.
Work then runs in two fixes. First fix is the containment, pipework, ductwork and cable pulling behind finishes. Second fix is the devices, fixtures, luminaires, grilles, panels and terminations. Between and after them sit the tests: pressure tests, insulation resistance and earth loop checks, leakage tests, flushing, and the Civil Defense acceptance of the fire systems under SBC 801.
Commissioning is where the package proves itself. TAB balances air and water to design, the BMS sequences are tested, and on hospitals and towers an integrated systems test runs everything together: a fire alarm event that should shut dampers, release doors, start the fans and call the lifts. Each system can pass on its own and the building can still fail that test, which is why it appears in the programme.
