Turnkey & Subcontract Packages

NLS Contractors takes subcontract and turnkey packages from main contractors, EPC contractors and consultants across Saudi Arabia. Send the scope sheet or BOQ, receive one priced offer with inclusions, exclusions, validity and the handover documents stated, and deal with a single point of responsibility for the package.

Main contractors let work in packages: the BMS, the steel, the roads, the fit-out of a floor. Each package is a scope, a specification, a BOQ and a date, and the contractor needs one party to price it and be answerable for it. That is the subcontract package, and a turnkey package is the same idea with the whole finished, tested and handed-over system inside it.

The desk works in a fixed order. You send the scope sheet, BOQ or drawings by email or WhatsApp. NLS Contractors reads them against the specification, lists what is included and what is excluded, and raises clarifications in writing instead of pricing around gaps. Where the scope needs it, a site visit follows. Quotes from the specialist installers and suppliers for each trade are then assembled into one priced offer.

The offer is built to be checked. It follows your BOQ numbering, states its validity period, lists the programme assumptions, and names the handover set: as-built drawings, test and commissioning records, certificates and O&M manuals. Provisional items, rock, dewatering, access restrictions and similar risks are written down as lines or assumptions, not left inside a lump sum.

Packages that suit the desk include BMS and DDC controls, electrical and ELV installation, HVAC and mechanical works, steel structures, civil and earthworks, fit-out, and helipads. A mixed package can combine trades, as when a hospital building needs controls, finishing and MEP together under one point of contact.
