Commercial Office Fit-Out

NLS Contractors fits out commercial offices in Riyadh, Jeddah, Dammam and Khobar from shell and core to occupied floor: partitions, ceilings, flooring, joinery, glazing and MEP alterations. Egress and fire ratings follow SBC 201 and SBC 801, and handover includes shop drawings, a closed snag list, as-builts and O&M manuals.

An office fit-out turns an empty floor into a working one, and the schedule is set by the order of trades more than by any single trade. The package runs from shell and core to occupied floor: setting out, partitions, ceilings, flooring, joinery, glazing, doors, painting, and the electrical, lighting, air conditioning and fire protection alterations the new layout needs.

Approvals come first. In towers and business parks the landlord reviews the design, the contractor's method statement and the materials before work starts, and sets working hours, lift booking and waste routes. Civil Defense requirements for exits, fire ratings and detection apply to the new layout, and fire ratings and exit widths follow SBC 201 (architectural) and SBC 801 (fire protection). The drawings carry them so the site does not have to guess.

Coordination is where fit-outs are won or lost. The ceiling is the usual trouble spot, because ductwork, sprinklers, lights and detectors compete for the same void. A coordinated ceiling plan and one set of shop drawings fix the positions before anything is installed. The MEP alterations are priced as separate lines from the finishes, so each can be checked against the BOQ and each trade's tests are recorded under its own heading.

Material submittals and samples are approved before ordering. Where the specification asks, a mock-up of a workstation, a meeting room or a reception desk is built for sign-off before the rest is copied. The snag list is walked with the consultant floor by floor, and defects are closed out against the list, not against memory.

Handover is planned with the occupier. Their furniture and IT teams need clear access dates, so floors or zones are released in sequence with a closed snag list for each. The documents are the shop drawings, the approved material submittals, the test records for the MEP alterations, the as-builts and the O&M manuals. Send the architectural drawings, the finishes schedule, the MEP drawings, the landlord's design guidelines, the site city and the date the space must be occupied. Price and lead time depend on the scope.

Frequently Asked Questions

What does a landlord require before a fit-out starts?+

Usually design approval, a method statement, material approvals, insurance details and agreed working hours, against the landlord's own fit-out guidelines. Include the guidelines with the enquiry.

How long does an office fit-out take?+

It depends on the floor area, the specification, the MEP changes and the approval time. The offer gives a programme from the drawings, because no standard duration fits every floor.

Why are the MEP alterations priced separately?+

So the finishes and the services can be checked line by line against the BOQ, and so each trade's tests are recorded under its own package.

Can floors be handed over in phases?+

Yes. Floors or zones can be released in sequence to the occupier's furniture and IT teams, each with its own closed snag list.
