Partitions, Ceilings & Flooring
NLS Contractors installs gypsum board partitions, fire-rated and acoustic partitions, suspended ceilings and flooring in Riyadh, Jeddah, Dammam, Khobar and across the Kingdom. Board follows ASTM C1396 on ASTM C645 framing, and fire and acoustic ratings come from the specification and SBC 801. Handover includes data sheets, installation records and a closed snag list.
Partitions, ceilings and floors are the three surfaces a person actually sees and touches in a room, and they depend on each other. Partitions land on the floor, run to the slab or to the ceiling, and carry services. The package covers all three together so the setting out, the fire rating and the finish tolerance are managed as one.
Partitions use gypsum board to ASTM C1396 fixed to metal framing to ASTM C645, with the board layers, insulation and fixing pattern set by the system data sheet and the rating. A fire-rated partition runs to the slab above and is fire stopped at its penetrations. An acoustic partition needs continuous sealing at head, base and around services, or the rating is lost. Fire ratings in hours and acoustic ratings come from the specification and SBC 801, and the offer names the system it priced.
Suspended ceilings in tile, board or metal panel hang from the slab on hangers set out from the reflected ceiling plan. Lights, diffusers, sprinkler heads, detectors and access panels take their places in the grid, and that coordination is checked before the ceiling closes, because opening a finished ceiling to move a sprinkler is slow and shows afterwards.
Flooring is porcelain tile, vinyl, epoxy, carpet tile or raised access floor, chosen by use. Before any floor goes down the slab is checked for moisture and levelness, because adhesive-fixed and resilient floors fail on damp or uneven slabs. Screed, levelling compound or a damp-proof primer is added where the readings are outside the product's limit. Epoxy needs a dry, prepared surface, and a raised access floor needs a level slab.
Handover documents are the system data sheets, the installation records, the moisture and level readings and the snag close-out. Send the finishes schedule, the partition types with their ratings, the reflected ceiling plans, the floor plans with finish areas, the BOQ, the site city and the programme. Price and lead time depend on the scope, and the offer states both.

Frequently Asked Questions
What makes a partition fire-rated?+
The complete system: the board type and layers, the framing, the insulation and the fire stopping at the head and around penetrations. Changing any part, including a service hole, can change the rating, so the data sheet system is followed.
Why does an acoustic partition need sealing?+
Sound travels through gaps. The partition must be sealed at head, base and around services, otherwise the rating on the data sheet is not achieved in place.
Why is the slab tested before a floor is laid?+
Moisture and unevenness cause adhesive-fixed and resilient floors to lift or show through. Readings are taken first, and the slab is dried, levelled or primed where the product requires.
What is a reflected ceiling plan?+
A plan of the ceiling as seen from below, showing the grid, lights, diffusers, sprinklers, detectors and access panels. It is coordinated with the services before the ceiling closes.
