Reinforced Concrete Frames & Structures

NLS Contractors builds reinforced concrete frames in Riyadh, Jeddah, Dammam, Khobar and across the Kingdom: columns, beams, slabs, shear walls, stairs and tanks, with formwork, rebar fixing and curing. Loads follow SBC 301, detailing follows ACI 318, and handover includes inspection records, test results and as-builts.

A concrete frame is a repeating cycle: formwork, rebar, inspection, pour, curing, strike, and then the same again one floor up. The package covers columns, beams, suspended slabs, shear walls, stairs, lift cores and water-retaining tanks as the structural drawings show them, and the programme is built on the cycle time of one floor.

Design loads come from SBC 301 and the structural engineer's calculations, and detailing, cover and lap lengths follow ACI 318. The contractor builds to the drawings and does not redesign the structure. It raises queries when a detail clashes with a penetration, and keeps the sleeve and opening schedule coordinated with the MEP packages, so nobody has to core a finished beam.

The formwork system is a cost and programme decision. Conventional timber or steel panels suit irregular layouts, table forms suit repeated flat slabs, and climbing forms suit cores and shear walls. The choice depends on repetition, floor height and crane reach. Props stay until the concrete reaches the strength the specification requires, and the cube results confirm it.

Quality control runs pour by pour. Rebar is inspected against the drawings before the concrete arrives, slump and concrete temperature are checked on delivery, cubes or cylinders are cast for testing, and curing starts early in hot weather. Results are recorded against the level and element they belong to, so the file can answer a question about any column or slab.

Sequence drives cost. Columns and the first suspended slab follow the foundations and ground slab, with the crane position and pour size set early. Large slabs are divided into pour strips at joints the engineer approves, and rebar deliveries follow the pour order so steel is not stacked on a fresh deck. The programme shows the pour sequence for every level.

Water-retaining tanks and basements need continuous pours and careful joint details, and their waterproofing is covered under the separate waterproofing package. To price the frame, send the structural drawings, the concrete specification, the BOQ quantities for concrete, formwork and reinforcement, floor heights, the site city, the programme and any crane or access limit.

Frequently Asked Questions

How is the programme for a multi-storey frame set?+

From the cycle time of one floor, which covers formwork, rebar, inspection, pour, curing and strike, multiplied by the number of floors. The first slab date and the crane position set the start.

When can formwork be struck?+

When test results show the concrete has reached the strength the specification states for that element. Cube or cylinder results decide, not the calendar.

How are MEP openings handled in a concrete frame?+

Sleeves and openings are set before the pour from a coordinated schedule. Cutting into a finished beam or slab later needs the structural engineer's approval.

What is needed to price a concrete frame?+

The structural drawings, the concrete specification, BOQ quantities for concrete, formwork and reinforcement, floor heights and the programme. The offer follows the BOQ numbering.
