Chilled Water Piping & Plant Rooms

NLS Contractors installs chilled water piping and plant rooms in Riyadh, Jeddah, Dammam and Khobar: chillers, pumps, heat exchangers and cooling towers where used, with carbon steel or HDPE pipework, valves, insulation and vibration isolation. Piping follows ASME B31.9 and SBC 501. Handover includes isometrics, test records, flushing certificates and as-builts.

A chilled water system moves cold from the plant room to coils across the building. The plant room holds the chillers, primary and secondary pumps, heat exchangers and, in water-cooled systems, cooling towers. The pipework carries water out and back, and every joint, valve and support on it is a place where the job can go wrong.

Pipework is carbon steel in most buildings, joined by welding or grooved couplings, with HDPE used on some runs where the specification allows. ASME B31.9 covers building services piping and SBC 501 sets the mechanical requirements. Valves, strainers, air vents and drains go where the drawings put them, and supports are spaced to the pipe size and the weight of insulation.

Insulation and vapour barrier keep the cold in and the condensation out. In humid coastal cities like Jeddah and Dammam, a break in the vapour seal drips onto ceilings, so sealing at supports and valves matters. Vibration isolation on pumps, chillers and the pipes leaving them stops plant noise travelling through the structure.

Before any coil sees water, the system is tested and cleaned. A hydrostatic pressure test proves the joints, and it is done before insulation closes over them. Flushing and cleaning remove weld debris and dirt, with temporary strainers fitted and the final water sampled. Water treatment is then dosed to the chemistry the specification and the treatment supplier set. Poor flushing is what clogs strainers and fouls heat exchangers early.

Plant room installation covers the chiller set on its plinth, pump sets, heat exchangers, headers, expansion and make-up arrangements, and the connections to electrical and controls. Equipment can be client-supplied or sourced through NLS Power, with installation priced in the same offer. Price depends on pipe diameters and lengths, plant capacity, the insulation specification and the crane and rigging needed. Lead time depends on scope and the offer states it. Send the piping drawings, equipment schedule, specification, BOQ and the site city.

Frequently Asked Questions

What pressure test is applied to chilled water pipework?+

A hydrostatic test at the pressure and duration the specification states for the system. It is witnessed and recorded before insulation covers the joints.

Why is flushing needed before commissioning?+

New pipework carries weld slag, scale and construction dirt. Flushing clears it before it reaches coils, valves and heat exchangers, where it blocks flow and reduces performance.

Can you install chillers that the client supplies?+

Yes. Setting, levelling, pipe connection, electrical and controls interface and start-up support for client-supplied chillers is a normal scope. The offer states the lifting and rigging it assumes.

Is water treatment part of the scope?+

Initial dosing at commissioning is included where the specification lists it. Long-term treatment contracts are separate unless the offer says otherwise.
