Energy Metering & Monitoring Systems

Energy metering and monitoring installs electrical multi-function meters, water meters and chilled water BTU meters, with a metering network to the BMS or an energy dashboard. Meters follow IEC 62053 accuracy classes and Modbus or BACnet, with SBC 601 in view, in Riyadh, Jeddah, Dammam and Khobar. Handover includes the metering schedule, single line diagram and test certificates.

A building that cannot see where its energy goes cannot cut it, bill it fairly or prove it met the energy conservation requirements. Energy metering fixes that by measuring electricity, water and chilled water at the points that matter and sending the readings to a place where someone can use them. Three meter types make up most packages. Electrical multi-function meters read voltage, current, power, energy and power factor on incomers, feeders and tenant circuits. Water meters read potable, irrigation and cooling tower make-up lines. Chilled water energy meters, usually called BTU meters, combine a flow sensor with supply and return temperature sensors to give the cooling energy delivered to a floor, a tenant or an air handler.

Meter accuracy is set by class. IEC 62053 defines accuracy classes for electricity meters, and the specification names the class for each location. Communication is normally Modbus RTU or Modbus TCP, or BACnet, so the readings come into the BMS without a separate reading system. SBC 601 covers energy conservation requirements for the building, and the metering schedule is where the design proves it can measure what that code asks it to.

Sub-metering is the useful part. Metering by tenant supports billing, metering by floor shows where a building is out of balance, and metering by plant item shows the chillers, pumps and lifts that draw the most. Peak demand alarms warn the operator before a limit is crossed, and monthly consumption reports go to whoever manages the building.

Deliverables are the metering schedule, the metering single line diagram, meter test certificates, dashboard configuration and operator training. What is a BTU meter?+

A chilled water energy meter. A flow sensor and two temperature sensors on the supply and return pipes calculate the cooling energy delivered, which is used to bill tenants or to check chiller plant performance.

Do meter readings need a separate system?+

Not usually. Meters with Modbus or BACnet outputs report into the BMS. A separate energy dashboard is added where the specification or the owner asks for billing-grade reports.
